SIGNING A LISTING AGREEMENT
We will then sign a listing agreement that allows me to represent you in the real estate listing process as well as in transactional processes. At this stage, we will discuss the commission payment as well as decide on the marketing and pricing strategy by analyzing all relevant documents and details. At the end of this stage, we will have a clear action plan and a set of dates.
CONTROLLING PROPERTY VIEWINGS
We begin allowing visits from potential buyers while also creating a process for booking visits. I also constantly stay in touch with the representatives of buyers while handling visits and answering questions, as well as keeping you informed on all the different prospective buyer’s intentions.
HANDLING AND ANALYZING INCOMING OFFERS FROM BUYERS
Analyzing and comparing offers can be a complex process. Therefore, I always work make this process as simple as possible for my clients to help them better understand the key differences between offers. Up until the closing date, I will help you ensure that the transaction is successfully completed and has no unresolved issues.
FAQ: FREQUENTLY ASKED QUESTIONS
How big is the commission that you charge?
The responsibility to pay the commissions of the seller's and buyer's representatives usually falls on the property seller. However, this commission is not fixed, and sellers can decide to choose non-standard rates in certain situations.
I want to sell a tenanted property. Does this complicate things?
Tenanted properties are usually harder to sell. Options for staging are unavailable, and the quality of photos tend to be lower. However, this complication can also be properly handled. With the right approach, tenancy does not stop you from getting the best possible price. Besides, sometimes buyers really appreciate there being an existing tenant/s with a proven track record of paying rent on time who can continue their tenancy.
