HOW THE RENTAL PROPERTY SEARCH WORKS
STEP 1. MARKET ANALYSIS
Depending on your wants and needs, it is important to identify the desired property parameters, such as::
  • Reasonable price ranges for the selected neighbourhoods and property types. In every case, you will need to find out whether the price is regulated by rent controls for each property.
  • The distance from transport hubs, subways, and bus routes as well as GoTrain stations should you need them.
  • Which location is suitable for your daily commute to work.
  • Whether you require schools with good ratings in the area.
  • The safety ratings and general demographics of the neighbourhood.
  • The appropriate property type you require, the number of rooms, the price range, availability of parking and additional amenities such as a swimming pool or gym.
STEP 2. SCHEDULING VISITS
It is important to carry out a deep analysis of each property. For example:
  • Analyze all property listing information and the history of previous leases on MLS
  • Identify advantages and disadvantages of the area, like whether prices are regulated by rent controls, possible flood risks, safety issues in the area, walk score ratings, and any restrictions on Airbnb rentals for nearby properties.
  • Learn what the personality of the landlord is like. Often, just knowing the property management company or the name of the landlord allows you to get a better understanding how tenants have been and will be treated.
STEP3 3. SUCCESSFUL PRESENTATION
In Toronto’s overheated rental market, renters face increased competition. To be selected by a landlord over all other applicants, you need to:
  • Prepare all relevant documents in advance that strengthen your case, such as employment letters, references from previous landlords, and credit history reports.
  • Know your weaknesses and be able to strengthen your case with alternative forms of evidence for your ability to pay rent, such as bank statements or letters from guarantors.
  • If your case is very weak (with no job experience or credit history), it is still possible to negotiate and get a landlord's approval for your case. One of the popular approaches is to offer to the landlord a prepayment of rent for an agreed amount of months in advance.
  • Your cases have to be presented the right way to the landlord in order to highlight your strong attributes and ability to pay rent.
STEP 4. SIGNING THE LEASE AGREEMENT
Analyzing a lease agreement includes:
  • Building a good understanding of all conditions.
  • Analyzing any custom conditions and the consequences of accepting them.
  • Negotiating the addition or removal of custom conditions with the landlord to protect your interests.
  • Successfully moving in after signing the lease, transferring keys, and making your damage deposit along with the first month’s rent.

HOW WE WILL WORK TOGETHER
THE FIRST CONSULTATION
After you have contacted me, I will help you identify what your most suitable rental property profile is. Some basic parameters like the size of your family, whether you are considering having kids, if you have one or more cars, whether you need to work in a specific area, and your budget are examples of topics and questions I ask to help you create the perfect property profile that fits all your needs. SIGNING THE REPRESENTATION AGREEMENT
If you decide you would like to work with me, we then would sign a representation agreement. In most cases, my services are free for you as a renter since most landlords in Toronto pay for the commissions of your realtor. You will only pay my commission in special cases like if a landlord specifically does not cover the commission to the agent of the renter. It is always possible to identify these special cases in advance, and I always notify my clients when we deal with such landlords. This allows you to make an informed decision without unexpected expenses.
SCHEDULING VISITS
We begin to search for properties for you. I can subscribe you to daily listing notifications via email based on your filter criteria, and I will highlight for you those properties which look like the best fit. For all properties that you like, I will contact the landlords and schedule visits so we can both see the properties in person. Before visiting each property, I normally analyze unique details of the building and neighbourhood for you. If you have not yet arrived in Canada, I am able to visit any property on your behalf and help you decide whether it matches your needs, giving you a problem-free arrival into Toronto.
PAPERWORK PREPARATION
If you liked the property after visiting it, then I will help complete the following and final steps along with presenting the right documents to the landlord. I will also negotiate the price and conditions on your behalf to protect your interests. By this stage, the landlord will decide whether you are the applicant he chooses for tenancy, and I will do my utmost to maximize your chances of being chosen.
SIGNING THE LEASE AGREEMENT
If you have been approved by the landlord, then I will help you complete the lease agreement. I make sure the lease does not have any hidden conditions that may affect your best interests, or conditions that are unclear or difficult for you to understand. Once the lease agreement is signed then my job is done, but I also give clients additional follow up checks to make sure you have successfully moved in without any issues.
FAQ: FREQUENTLY ASKED QUESTIONS
How much will your service cost me?
In most cases, the services I provide are free for renters and buyers. In Ontario, landlords pay the commission of your representative. However, in some cases, landlords clearly state that they do not pay commissions. I will always inform every one of my clients if this is the case. If my client decides to sign a lease agreement with such a landlord, the responsibility to pay my commission is on my client. Again, this will always be disclosed early in the process.

Yes, I provide such services.
What neighbourhoods are your focusing on?
I primarily focus on areas with high rise condos. These areas are the Downtown core of Toronto, Midtown Toronto, Toronto West, Etobicoke, and Missisauga. However, I can help you in any location in Ontario if needed.
